Hong Kong housing market is traded actively and is one of the most competitive markets in the world. Indeed, residential properties, especially estate type properties, are relatively homogeneous in nature. Hence, a valuation model as well as estate-specific price index can be built and a timely estimation of the residential price can be provided.
What is our ambition?
Appointed by HKU Bank, Skywalker provides consultancy services of developing housing price valuation tools for Villa Esplanada (The Property) in Tsing Yi. Our scope of works includes:
- to build a suitable hedonic price model;
- to develop an interactive valuation system;
- to construct a specific price index for Villa Esplanada;
For updating and maintenance, we will:
- propose detailed procedures for updating the valuation model and the index; and
- assist HKU Bank in making informed decisions by interpreting the results of the estimated hedonic price model and price index.
