青怡凶宅兩組客爭購
雖然中美貿易戰未明朗，但拍賣場再錄另類物業成交，青怡花園一個中層凶宅戶昨推拍，並獲兩組客爭購，最終以402萬拍出，呎價11720元，較市價低近40%。 黃開基於昨推出16伙物業拍賣，其中青衣青怡花園7座中層戶，面積343方呎，屬凶宅，開價380萬，獲兩組客爭購，先以每口價5萬，後追至400萬，再調低叫價至每口價1萬，經7口價以402萬沽出，呎價11720元，雖然高開價5.8%，但較市價低近40%。 美聯首席高級營業經理李貫甡表示，青衣青怡花園一向不乏凶宅或凶宅同層戶，目前最少有3個另類物業放盤，部分叫價較為貼近市價，環顧今年年初，屋苑亦曾錄凶宅同層成交，為7座高層F室，面積343方呎，以490萬成交，呎價約14286元，低市價約5%。
二手成交：青怡花園兩房戶沽出 SSD鬆綁即賺260萬
利嘉閣地產首席聯席市務董事彭錦添表示，市場新近錄得青衣青怡花園6座低層A室成交，單位實用面積約343方呎，為兩房兩廳間隔，外望園景。原業主叫價620萬港元，經議價後減22萬或約4%，以598萬元易主，折合實用面積呎價約17,434元，建築面積呎價約13,843元。 據了解，原業主於2016年6月，以約338萬元購入上址，SSD(額外印花稅)剛鬆綁，現轉手帳面獲利約260萬元，賺價約77%。 上述為青怡花園本月首宗成交，屋苑現時約有10個放盤，最低入場費由約620萬元起。
青衣青怡花園放盤三天獲承接 兩房戶成交價600萬元
利嘉閣地產彭錦添表示，該行新近促成青衣青怡花園5座中低層B室的二手成交個案，實用面積約343平方呎，為兩房一廳間隔，望泳池景。放盤三天後，即以600萬元獲承接，折合實用面積呎價約17,493元，建築面積呎價約13,889元。 據了解，原業主於2012年3月，以約246萬元購入上址。持貨約7年，現轉手帳面獲利約354萬元，賺價逾1.4倍。 彭錦添又指，青怡花園本月暫錄約2宗二手成交個案，平均實用面積呎價約17,493元。現時約有10個放盤，最低入場費由約630萬元起。
青怡中層沽585萬
利嘉閣高級聯席董事陳志傑指，青衣青怡花園6座中層F室，面積343方呎，2房間隔，座向東北，外望開揚遠景，業主今年6月開價650萬放盤，期間多次調低叫價，最終累減65萬，減幅10%，以585萬交吉易手，呎價17055元。買家為區內客。原業主於2007年8月以138萬購入，持貨12年，帳面獲利447萬，升值逾3倍。 陳志傑續指，青怡花園本月至今累錄2宗成交，現有10個放盤，入場價580萬起。
