Interpretation

The index generally conforms with the shape of the ups and downs of the property markets of HK, this is exemplified when the index is read together with the Rating and Valuation Department’s Price Indices for Selected Popular Residential Developments Index.

Wax:

  1. 1984 Sino‐British Joint Declaration:
  • Leases which expired on 1997 will be extended authomatically to 2047
  • New Leases granted by the British‐Hong Kong government will expire 2047 the latest
  1. 1993 Announcement of “Sandwich Class Housing Scheme”

Wane:

  1. 1994 Government curbing home prices
  • Units reserved for internal sales will be limited to 50% of total flats available
  • Confirmor transaction of pre‐sold units (i.e. forward delivery) will be subjected 2.75% of stamp duty
  • The pre‐sales of residential units under construction can be done only at most 9 months before completion
  • Buyers must pay 10% deposit instead of 5%. 5% will be charged if transactions are cancelled
